A home in Upper Riviera with an ocean view is not the same as an identical floor plan two streets uphill. A Montecito property near Coast Village Road commands a different price than one deeper into the foothills. A 2018 remodel with the right materials is worth more than a 2010 remodel with the wrong ones. These are the details that move price by tens or hundreds of thousands of dollars.

How accurate is an automated valuation? +
Automated valuations are useful ballpark numbers. They pull from public records and MLS data and compare your home to recent sales. They're typically within 5-10% of actual market value in a stable market, but they can't see things like view direction, recent remodels done without permits, or the condition of your home's interior. For an accurate picture, a proper comparative market analysis is worth the conversation.
What if I'm not ready to sell? +
That's actually the best time to get a valuation. Understanding what your home is worth today helps with everything from refinancing decisions to estate planning to timing a future sale. I'm happy to prepare an analysis with no expectation of listing your home. When you're eventually ready, we already have a relationship.
What's the difference between a valuation and an appraisal? +
An appraisal is a formal valuation done by a licensed appraiser, typically ordered by a lender during a mortgage transaction. It costs $400-600 and includes an in-person inspection. A comparative market analysis, which is what I prepare for sellers, is an in-depth market study using recent comparable sales, current inventory, and local expertise. It's what determines your list price.

In Santa Barbara: neighborhood micro-location, view direction and quality, school district boundaries, lot orientation, architectural character, quality and age of recent remodels, indoor-outdoor flow, and current inventory in your specific price band.
